Woodside Annual Report: 2006

Residential property values in Woodside grew once again in 2006. In 2005, the average price for the year rose by over $300,000, to $2,389,596, dramatically up from $2,077,307 in 2004. In 2006, the average sale price was $2,528,738, representing an additional increase of approximately $139,000. As a comparison, the average sale price for all of 2003 was $2,196,919 and the average for all of 2002 was $2,117,183.

Last year, the median price of a home in Woodside was $1,900,000. This represents an increase of $75,000 over the median for 2005, which was $1,825,000. This figure, in turn, was over $250,000 higher than the median price of 2004, which was $1,566,000. The median prices for 2003 and 2002 were $1,740,000 and $1,450,000, respectively.

The length of time it took to sell a home in Woodside during 2005 stretched to an average of 99 days on the market from 82 average days on the market in 2005, an increase of more than two weeks. The average of days on the market in 2004 was 74; in 2003 the figure was 87 average days, and in 2002 it was 75 average days on the market.
